1. About these terms

These are the terms and conditions on which Property Extra Software Ltd (company no. 12698111), registered at 20-22 Wenlock Road, London, England, N1 7GU, provides PropertyExtra. By creating an account or otherwise using the service, you accept these terms in full. If you do not accept them, you must not use PropertyExtra.

2. Your account

When you register, you must give us accurate information and keep it up to date. You must be 18 or over to hold an account. Keep your password and any sign-in credentials secure, and do not share your account — it is for one person only. You are responsible for all activity that happens under your account.

3. Subscriptions and billing

PropertyExtra is offered on three tiers: Free, Investor and Pro. Paid tiers are billed through Stripe, either monthly or annually, and renew automatically at the end of each billing period until you cancel. We may change our prices; any change takes effect from your next renewal and we will give you prior notice. If you cancel a paid subscription, it stops renewing but you keep access for the rest of the period you have already paid for.

4. Your 14-day cancellation right

Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you have the right to cancel a paid subscription within 14 days of subscribing, without giving a reason. By subscribing, you ask us to give you access to PropertyExtra immediately, and you acknowledge that once the service has been fully supplied you lose this right to cancel. If you cancel within the 14-day period having already had partial access to the service, we may charge you proportionately for the access you have had.

5. Data accuracy, and this is not advice

PropertyExtra brings together data from third parties and public sources, including property listings, HM Land Registry records, Office for National Statistics data, Energy Performance Certificates and other public datasets. That data may be incomplete, out of date or wrong, and we do not warrant its accuracy. Scores, yields, projections, comparables and other figures we publish are modelled outputs, not valuations, surveys or professional appraisals.

Nothing on PropertyExtra is financial, investment, legal or tax advice. We are not authorised to give it. You must carry out your own due diligence and take professional advice before buying, selling or letting any property. Do not rely on PropertyExtra as the sole basis for any decision.

6. AI-generated content

Some features use artificial intelligence to generate summaries, search narratives and other content. AI-generated output may be inaccurate or incomplete. The position in section 5 applies equally to it: it is not advice, and you should verify anything material before relying on it.

7. Acceptable use

You must not:

  • scrape, crawl or otherwise bulk-extract data from PropertyExtra;
  • redistribute or resell any data obtained from PropertyExtra to a third party;
  • reverse engineer, decompile or attempt to extract the source code of the service;
  • circumvent or attempt to circumvent tier entitlements or other access controls;
  • use PropertyExtra for any unlawful or abusive purpose.

8. Your content, including agent ratings

You keep ownership of any content you submit — including agent ratings, comments, discussions and saved deals — and grant us a licence to host, store and display it as part of the service. You are responsible for what you publish and must ensure it is accurate, honest and not defamatory. An agent rating must reflect a genuine experience with that agent.

We may remove content and suspend or terminate accounts that breach these terms. A rated agent can claim their profile and respond publicly to ratings. If a rated business believes a rating about them is unfair or inaccurate, they can raise it with us at hello+support@propertyextra.ai.

9. Third-party data licences

PropertyExtra contains public sector information licensed under the Open Government Licence v3.0. It contains HM Land Registry data (C) Crown copyright and database right. Map data is (C) OpenStreetMap contributors, licensed under the Open Database Licence. EV chargepoint data is from Open Charge Map, licensed under CC-BY-SA and displayed only.

10. Our intellectual property

Everything on PropertyExtra other than your own content — including the platform itself, its design, and the analytics and scores we derive from underlying data — is owned by us or our licensors. We grant you a limited, personal, non-transferable licence to use it for your own property research, which we may revoke at any time.

11. Availability

We do not guarantee that PropertyExtra will be available at all times or free of faults. The service is under active development, and we may change, add to, suspend or withdraw any feature at any time.

12. Liability

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be limited or excluded under the law of England and Wales. Nothing in these terms affects your statutory rights as a consumer.

Subject to that, we are not liable to you for any indirect or consequential loss, or for any loss of profits or loss of investment returns. Our total liability to you arising out of or in connection with these terms is capped at the amount you paid us in the 12 months before the event giving rise to the claim.

13. Suspension and termination

We may suspend or terminate your account if you breach these terms, if we reasonably suspect fraud or abuse, or if we stop offering the service. We will normally give you notice before doing so, except where the breach is serious or we are required to act immediately. You may close your account at any time. On termination, your right to use PropertyExtra ends; we continue to hold any personal data we retain as described in our privacy policy.

14. Changes to these terms

The version of these terms currently in force is shown at the top of this page. We will notify you of material changes, and a material change may require you to accept the updated terms afresh before you can continue using PropertyExtra.

15. Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute arising out of or in connection with them.
