    Start with a short conversation with the strategy advisor. It asks about the capital you have, what you want from property, how much risk you’ll take and how hands-on you want to be, then recommends an approach and sets a working budget and target yield. Everything after this step is tuned to it.

    Find areas that suit it

    Instead of guessing where to look, see postcode districts ranked for your strategy and budget. Districts carry an opportunity score and an archetype, so a high-yield rental market and an up-and-coming growth area are easy to tell apart.

    Understand the area

    Before you look at a single listing, know the market you’re buying into. Each district has a one-page summary of the numbers an investor cares about, and each postcode area a set of charts showing where prices and rents have been heading.
