Gross rental yield is the simplest way to compare what a home earns with what it costs: a year's rent as a percentage of the price. We worked it out for every postcode district in England and Wales with enough homes advertised both for sale and to rent, from PropertyExtra listings data: adverts for homes for sale and to rent on a major UK property portal, collected by PropertyExtra, and first seen by PropertyExtra between September 2025 and August 2026.
The pattern is plain. The highest yields are where homes are cheapest. In the districts where the typical 3-bedroom house is advertised for under £150,000, the median gross yield is 6.9%. Where it is advertised for £600,000 or more, it is 4.5%.
What gross yield is, and what it is not
Take 2-bedroom flats in NE4 in Newcastle upon Tyne. The median asking rent is £900 a month, or £10,800 a year. The median asking price is £95,000. £10,800 over £95,000 is a gross yield of 11.4%, the highest of any district with enough 2-bedroom flats advertised to measure.
That figure is a starting point, not a return. It is:
- Before costs. Letting and management fees, repairs, insurance, licensing and safety certificates all come out of the rent.
- Before voids and arrears. It assumes the home is let, and paid for, all year.
- Before mortgage interest and tax. Most landlords' net return depends on both.
- Based on asking figures. Asking prices are not what homes sell for, and asking rents are not always what tenants agree to pay. We use the latest price or rent on each advert, after any reductions.
- Blind to leasehold costs. Most flats in England are leasehold. Service charges and, on many older leases, ground rent are paid by the owner, not the tenant, and they are not in these figures. A fixed yearly charge takes a bigger share of the rent on a cheap flat than on a dear one, so it cuts net yield hardest exactly where flats look best on a gross basis.
Gross yield is still useful. It compares like with like: the same postcode district, the same type of home, the same number of bedrooms and the same 12 months on both sides of the sum. It shows where to look harder, not where to buy.
Where 2-bedroom flats yield most
Across 898 postcode districts with enough 2-bedroom flats advertised for sale and to rent, the 15 highest gross yields are all in the Midlands and the North. NE4 in Newcastle upon Tyne leads at 11.4%, followed by WF13 in Kirklees (10.6%), TS5 in Middlesbrough (10.5%) and NE32 in South Tyneside (10.4%). Eight districts reach 10% or more.

What these districts have in common is low prices. The median asking price of a 2-bedroom flat in the top 15 ranges from £75,000 (NE32 in South Tyneside) to £140,000 (M40 in Manchester).
The individual rankings need care. Ten of these 15 districts only just clear the bar, with fewer than 50 flats advertised for sale or to rent. A small number of adverts can move a median, and a district's flats can range from new blocks to converted terraces.
Where 3-bedroom houses yield most
For 3-bedroom houses, DN31 in North East Lincolnshire (9.8%) and TS1 in Middlesbrough (9.7%) lead, well ahead of FY1 in Blackpool (8.3%), TS3 in Middlesbrough (8.3%) and DN32 in North East Lincolnshire (8.2%). The top 15 are spread across the North East, the North West, Yorkshire and The Humber, Wales and the West Midlands (B18 in Birmingham).

Again, price is the common thread. Median asking prices in the top 15 range from £79,975 in DN31 to £212,500 in M18 in Manchester. B18 in Birmingham stands out: 8.0% at a median of £210,000, the second-highest price in the top 15, but on only 32 houses for sale and 37 to rent.
Houses are usually freehold, so there is usually no service charge or ground rent to take off. That matters when comparing them with flats, which have the higher gross yields in every region.
Yields by region
Take the median district in each region, and the North East is highest for both types of home: 9.0% for 2-bedroom flats and 5.8% for 3-bedroom houses. 2-bedroom flats yield more than 3-bedroom houses in every region. The gap is widest in the North East (3.2 points) and narrowest in London (0.7 points).

London is lowest on both: 5.7% for 2-bedroom flats and 5.0% for 3-bedroom houses. For houses, the regional medians sit close together, from 5.0% in London to 5.8% in the North East. The bigger differences are between districts within a region.
Cheaper districts, higher yields
Plot each district's median asking price for a 3-bedroom house against its gross yield, and the trade-off is clear. Of the 1,322 districts, 25 have a gross yield of 7% or more, and in every one the median asking price is £212,500 or less. The lowest yields are in expensive places: TQ7 in South Hams (3.4% at £450,000) and SW3 in Kensington and Chelsea (3.5% at £2,950,000).

It is a tendency, not a rule. Among the 536 districts where the median asking price is from £200,000 to £300,000, gross yields range from 4.0% (DL8 in North Yorkshire) to 8.0% (B18 in Birmingham).
A high yield usually means the market is pricing something in. Rents tend not to fall as far as prices from one place to the next, so where prices are low, yields are often high. Those places can come with lower expected capital growth, older homes that cost more to keep up, weaker demand from tenants, or all three. Where yields are low, buyers are often paying for something else: expected growth, location, or a home they would live in themselves.
Past growth is no guide to the future, and cash price rises can hide real falls: see Waiting for a house price fall? In real terms, it has already happened. Future rent growth depends partly on what tenants can afford: see Is affordability becoming the brake on rent growth?.
Where PropertyExtra has launch areas
PropertyExtra has nine launch areas. Taking each area's postcode districts together, 2-bedroom flats yield most in Newcastle (8.7%), followed by Wolverhampton (8.6%), Leicester and Walsall (both 7.6%), Oldham (7.5%), Sheffield (7.4%), and Liverpool and Manchester (both 7.3%). Bristol is lowest at 6.5%, where the median 2-bedroom flat is advertised at £275,000, against £134,000 in Newcastle.
For 3-bedroom houses the range is narrower. Newcastle is highest again at 6.6%, then Manchester (5.8%) and Sheffield (5.7%). Oldham is at 5.6%, and Liverpool, Walsall and Wolverhampton at 5.5%. Bristol (5.4%) and Leicester (5.3%) are lowest.

Six of the 15 highest-yielding districts for 2-bedroom flats are in launch areas: NE4 (Newcastle upon Tyne) and NE8 (Gateshead), both in the Newcastle launch area, M8, M9 and M40 (Manchester) and WS2 (Walsall). So are four of the top 15 for 3-bedroom houses: L4 and L6 (Liverpool), M18 (Manchester) and NE8 (Gateshead, in the Newcastle launch area). These areas are examples, not a sample: PropertyExtra chose them.
The launch-area yields in Is affordability becoming the brake on rent growth? are different figures, because they measure something different: official average rents and prices for all homes in each council, not asking figures for one type and size of home.
How these figures compare with the official ones
Our figures come from adverts, so we checked them against official statistics. Across 313 local authorities, our gross yield from listings tracks the official figure, from ONS rents and UK House Price Index prices, closely: the rank correlation between the two is 0.82, the median council's yield is 4.41% on our figures against 4.45% on the official ones, and in 250 of the 313 councils the two are within half a percentage point. Nine differ by a point or more. The methodology below explains the comparison.
One point per local authority in England and Wales with at least 200 listings for sale and 200 to rent. Ours: all flats and houses with 1 to 4 bedrooms taken together, median asking rent × 12 over median asking price. What it means for investors and landlords
This section describes what the figures show. It is not financial advice.
Gross is the start, net is the answer. Gross yield ranks districts on one simple sum. A fair comparison of two places needs what the rent will not cover taken off first: fees, repairs, insurance, voids, mortgage interest and tax, and on a leasehold flat the service charge and any ground rent.
Fixed costs bite hardest on cheap homes. A fixed yearly bill, such as a service charge, takes nearly three times as much off the yield of a £95,000 flat (the median in NE4) as off a £275,000 one (the median in the Bristol launch area).
A high yield is often compensation. The districts at the top of these charts have low prices in common. The questions worth asking are why: expected growth, the condition of the homes, the depth of tenant demand. A yield that looks high on paper can be a fair price for a real risk.
The sample matters. Several of the highest-yielding districts only just clear 30 adverts on each side. A district's median also hides a wide range of homes and streets. These figures show where to look closer; individual homes still need checking.
Methodology & sources
What is counted. PropertyExtra's listings data: adverts for homes for sale and to rent on a major UK property portal, collected by PropertyExtra. It is not every home for sale or to rent. Listings are counted by the month PropertyExtra first saw the advert (UK time), from September 2025 to August 2026, in postcode districts in England and Wales. That is not always the month the home was first listed. Prices and rents are the latest shown on each advert, after any reductions. Each district is placed in the local authority that holds more of its postcodes than any other.
Which listings. Homes for sale: residential resale listings with an asking price of at least £20,000. Homes to rent: residential lets at £200 to £20,000 a month. On both sides, new homes and developments are left out (new-build prices and rents carry a premium), as are shared ownership, part-buy part-rent and shared equity homes (the price is for a share of the home) and retirement, age-restricted (for example over-55s) and lifetime-lease homes (a restricted market, and a lifetime-lease price is not an open-market price). These are identified from the portal's price label and share field where given, and otherwise from the advert text. Auctions are left out of homes for sale (a guide price is not an asking price); they are identified from the advert text, so some may be missed. Student lets (priced per room or per term), build-to-rent blocks and commercial property are left out of homes to rent. Some lets with bills included, and some furnished short lets, remain in the rent figures, which may lift them slightly. Only flats and houses (bungalows counted as houses) with 1 to 4 bedrooms are included.
Scotland. Scotland is not included. Scottish homes are often marketed at "offers over" a price set below the expected sale price, which would overstate yields there.
Relisted homes. A home taken off the portal and listed again gets a new listing, so listings for sale (and, separately, to rent) with the same address, postcode, number of bedrooms and branch are counted once, at the earliest.
Gross yield. For each postcode district, property type and number of bedrooms: the median monthly rent × 12, divided by the median asking price, as a percentage. It compares like with like (the same months, type and size on both sides), but it is gross: before letting costs, maintenance, voids, mortgage interest and tax. Asking prices are not sale prices, and asking rents are not agreed rents. A district is shown only with at least 30 listings for sale and 30 to rent of that type.
Regions and launch areas. A region's figure is the median of its districts' yields. A launch area's figure pools the listings of all its postcode districts.
Checking against official figures. For each local authority with at least 200 listings for sale and 200 to rent, we compare a gross yield from all these listings (flats and houses with 1 to 4 bedrooms taken together) with an official one: the average monthly rent from the ONS Price Index of Private Rents for August 2026, × 12, over the average price from the UK House Price Index for July 2026, the latest months available. 313 local authorities qualify. Our figure for a council pools the listings in the postcode districts assigned to it, so listings near a boundary can count towards a neighbouring council. The two measure different things: the ONS average covers all private rents, including existing tenancies, not only homes newly advertised, and the UK House Price Index is built from completed sales, not asking prices. At local-authority level the ONS figure is an average of the latest three months, and both official figures are averages adjusted for the mix of homes, where ours are plain medians. The latest UK House Price Index month is provisional and will be revised. So the two are not expected to match exactly, and some councils differ by a point or more.
Rounding. Yields are calculated and stored to four decimal places. In the text they are rounded once from those values, to one decimal place (halves rounded up), except in the comparison with official figures, which uses two. The tables under each chart give up to two.
