Where it is advertised for £600,000 or more, it is 4.5%. A high gross yield is not a bargain in itself: it is measured before any costs, and there is usually a reason the price is low.

After inflation, they are 7.6% down since January 2023 and 11.1% below that high. The South has fallen hardest. Only seven councils in England and Wales with at least 1,000 sales a year have beaten inflation, six of them in the North West.
